Role Description

As a Maintenance Technician, you will play a crucial role in ensuring the safety, comfort, and overall satisfaction of student residents. You will be responsible for the maintenance and repair of the student accommodation facilities, ensuring they remain in optimal condition. Your primary goal is to create a welcoming and functional living environment that enhances the student experience, though your role will be much more than just assisting the smooth running of the building. As a Maintenance Technician you will be in regular contact with residents, and you will play a huge role in the satisfaction and overall happiness of them. The role is very much customer facing and along with some technical skills, you will need to have excellent customer service skills and the ability to carry out your work efficiently and in a cheery and friendly manner. 

Salary: £31,200

Location: Peckham and South Bermondsey

Working hours: 40 hours over 5 days per week, rota between 7am - 7pm. Mon - Fri available, but weekend availability and some flexibility would be ideal. 

Key Responsibilities

 Maintenance and Repairs: 

  • Conduct routine inspections of the property to identify maintenance and repair needs. 
  • Perform general maintenance tasks such as plumbing, electrical and carpentry repairs. 
  • Address and resolve resident-reported maintenance requests promptly and efficiently in line with SLA’s (Service Level Agreements) 
  • Liaise with, provide access to, and monitor the work of all contractors and tradespersons, highlighting any areas of concern to the Residence Manager. 

Safety and Compliance: 

  • Ensure that all maintenance activities adhere to safety protocols and regulations. 
  • Conduct regular safety checks, including fire alarm systems, emergency exits, and security features. 
  • Assist in maintaining compliance with local building codes and health regulations. 

Preventative Maintenance: 

  • Implement a proactive preventative maintenance program to minimize breakdowns and extend equipment life. 
  • Schedule and perform routine maintenance and checks on heating, ventilation, plumbing, and electrical systems. 

Resident Relations: 

  • Interact with residents in a professional, though friendly, and courteous manner. 
  • Address resident concerns and requests in a timely and satisfactory manner and in line with SLA’s (Service Level Agreements) 
  • Maintain a positive relationship with residents and respond to their needs promptly. 

Inventory Management: 

  • Keep track of maintenance supplies and equipment inventory. 
  • Order and maintain necessary inventory levels to support maintenance operations. 

Janitorial Duties 

  • Maintain regular rotation of bins and tidiness of the bin stores. 
  • Ensure arrangements are in place for the removal of refuse. Keep up the cleanliness of the refuse area, including the surrounding areas (such as courtyard and car park). 

Documentation: 

  • Maintain accurate records of maintenance and repair activities using the CAFM (Computer Aided Facilities Management) system. 
  • Complete and record daily/weekly/monthly Planned Preventative Maintenance tasks and ensure accurate reporting and uploading of documents.

  • Dynamic: Able to ensure students have the best experience and confident in dealing with a range of support requirements and issues.

  • Understanding: Understands and recognises the value of other points of view and ways of doing things. 
  • Managing resources: Plans, coordinates, and manages internal and external resources to accomplish role responsibilities and/ or assigned tasks. 
  • Time management: Juggling multiple tasks requires excellent time management skills to prioritise and meet deadlines effectively, even when unexpected issues may arise. 
  • Interpersonal skills: Understands and recognizes the value of other points of view and ways of doing things. With great communication skills in both written and oral English. 
  • Administrative Skills: Computer literate with basics skills of Microsoft programs.
